Hi, My boyfriend just called me and told me that he was installing a faucet (tap).To give you an idea of his maintenance aptitude… The refirgerator was accidently unplugged and he sent out for a new one,thinking the old one broke down. Anyway’s he told me he flooded his bedroom by installing this faucet and on top of that he had an emergency pumber come in.He tells me the plumber had to turn off the electricity to the house to avoid getting shocked.When in all actuauality he told me it was just his bedroom that got flooded. Is this even possibe? I have never heard of someone having to cut the electricity to a house because of of some minor flooding.Much less… flooding an entire room putting in new faucet.

FHA APPROVAL & fha 203k LOAN?

She says it would be cheaper for me to pay for the repairs myself then tacting on another $5k to the final sale price which would only make my payments about $30 more.

It says on Huds website that it’s 203k are eligible for structural alteration and reconstruction and changes for aesthetic appeal, plumbing, heating/electric upgrades and even carpet and appliances..etc & that appraisals fees can be worked into the loans.

My main question is:
1. Will FHA approve the house as is (livable)condition if the furnace doesn’t work and with drywall holes in the wall?
2. Is 203k loans restricted to only major damage and cannot be used for updates such as windows, carpet, appliances unless their is damage that exceeds the $5000.
3. Would I have to pay upfront for 2 apprasials & FHA consultant or could that be added into my loan?
4.Should I get rid of my agent?

I have a friend who has an immediate family of 7, and has only lived in the house for 5 months. They found out from a plumber that the sewer pipe under the house (in the crawlspace) is corroded with rust and has holes, is leaking raw sewage into the crawlspace and the entire sewer pipe needs to be replaced. Once they start to work on it, which will be on a Thursday, the family can use NO water or toilet facililties in the house until the sewer pipe in replaced, which happens on Monday. The Landlord told the Tenant to “Get screwed” (exact words) when asked if the family was going to be put up in a motel for the duration of repairs. She claimed that she already had to put $10K into the repairs and she wasn’t going to pay for anything. Any advice? It is a married family with 5 children ranging in age from 2 yrs to 15 yrs. Thanks!

After holiday nightmares? ?

Anyone else having a bout of bad luck after the holidays? We started our New Year off on Friday morning with a sewer pipe backing up into our basement, after a emergency visit from the plumber and a weekend spent cleaning and throwing away half my basement I thought okay, what else could go wrong. Then my son started dealing with terrible teething refusing solids and sleeping terrible. Then yesterday I developed a bad UTI and am in a lot of pain and extremely uncomfortable.
Is it just me, or is anyone else having a terrible after holiday time?

Underground frozen water pipes are three quarter inch galvanized pipe; length is 80 feet from house to street. We’ve called the city (it’s “our responsibility”); have rented pipe heater (didn’t work after 18 hour application); no plumbers do this type of work in our area; any other ideas besides digging it up or waiting on warmer temperatures?? Thanks for help.
