Question for a plumber Water in bathroom yellow?

charles p asked:

I live in a house that is about 2 years old and I just noticed that the water in my guest restroom is yellow. The water in the toilet sink and bathtub faucet. The other faucets in the house are fine. What could be the problem?
I just checked again and it is all of our faucets and toilets. And we use our guest bathroom all the time.

Quickbooks question about 1099’s?

Carrie asked:

I’m trying to set up property management in Quickbooks.

The Managers receive rents from tenants and forward them to the owners less mgmt fees and any repairs they’ve had to pay up front. For Example:

Rent Amount 1900.
Less Mgmt Fee -190.
Plumbing paid by prop mgrs -60.
Amount of Check: 1650.

Quickbooks would put $1650. on a 1099 to the owner but the mgmt company needs it to show the full amount of $1900. The owner then would then claim the expenses and mgmt fees as their own expenses.

Do you have any idea how to make the gross amount come out on a 1099 even though the actual check written to the owner would only be $1650?

The managers have an escrow account holding owners’ money… I’m trying to figure out if they can write the check and then make a dummy check or journal entry to make the accounting and 1099’s correct.

Thanks!

Ok we just bought our house, like JUST.. has barely been over a month. My husand was leaning against the wall in the kitchen yesterday and the freaking wall flexed in. Someone at sometime had done a repair and slapped a new piece of drywall up, but never attached it to the studs in the middle, so when you push on it, it flexes in and out. (nice huh?) Anyways, of course we had the house inspected b4 we purchased it, but obviously going around and pushing on every wall is not a regular part of an inspection. We do have a home warranty for a year, but from what I am reading it only covers appliances, heating, a/c, plumbing and the roof. Anyways just curious if anyone knows a way we would be covered to have this fixed or are we just going to have to pay for this? Any suggestions about what to do would be fabulous. We are first time home-buyers and unfortunately a tad clueless about how this works.

If I made a offer on a foreclosured home and have it contigent on a home inspection can the bank keep my earnest money? I knew upfront the home would need work there was no doubt about it but the work I believe needed was minor. I knew it would need a furnace for sure and carpet, paint and few other minor stuff. These repairs I would have to pay for myself. I signed a addenum with my realtor and I told her I accept the house as is with the furnace to be repaired but to make it contigent on the seller paying for any plumbing/water leaks. She says the bank will do not any work and that they said they are going to keep my money if I don’t go through with the apprasial and everything because the house is being sold as is and I knew that upfront and because they are already losing out on so much money for selling it so cheaply. Can they legaly keep my earnest money eventhough I said I don’t want a home with major plumbing problems on the addenum?? I was just told there was a water leak 2 days ago but the water wasnt turned on during inspection ( month ago) and still isnt turned on because the furnace isnt working. This is a FHA loan and the apprasier wont approve the home if the furnace isnt working or if there is water problems unless I was to take it as is or at least that is what my realtor tells me.
