landlord and tenant problem?

A family member of mine has been renting from this woman for 3 years and within the past year she has been neglecting her duties as landlord. These neglects include: sewage problem that has a not so pleasant smell on a hot day, leaky windows, leaky plumbing underneath the trailer, rotting floors, and faulty gas stove; all of which have not been repaired, after being made aware of the problems numerous times. The most recent problem is she has been after the landlord to remove a large pile of debris from her back yard and so the landlord’s son came take care of the matter. Instead of removing the debris he proceeded to burn the debris where it was (approx 15 foot from the trailer and approx 20 foot from a 150gal natural gas tank) and left it unattended. My family member has been disabled for nearly 3 years due to health reasons and also her mobility is not good and if that fire would have caught the trailer on fire or ignited the gas tank she would have been unable to remove herself from the premises in time. That evening I went to visit and was made aware of the incident and since the fire was still going I called the local PD and reported the hazard and they reported it to the landlord. Now the landlord has called my family member threatening to ban me from the premises because she says I am causing problems.

I am not well versed in the landlord and tenant statute so I need some help on what I can do to have the problems fixed without having my family member kicked out (she is on a month to month lease) before I can find her another place to rent. Court is not an option because that will give the landlord the opportunity to kick her out.

Burst pipe repair question?

We’re not sure if we should call the Homeowners’ Ins. or just pay for a plumber/drywall guy ourselves. I’ve heard “small” claims can drive up premiums or cause the ins. co to drop you when it comes time to renew. Any thoughts?

can my apartment complex charge me tranfer fees?

Selling my house, where do I begin?

It’s a cute house, but needs several minor repairs and clean up. Pressure washing house and drive, minor plumbing, carpet pulled up and lino put down in 2 rooms; is stained, some painting. The fence is broken at the bottem from the kids and dogs next door.
If some repairs aren’t done how much does that effect the selling price, or do they overlook some things?

I can’t find a hanyman despite asking everywhere in town. Seems they are all working on bigger construction since the area is booming.

Is it difficult to handle the sale myself? Ideas as to what % realtors get?
Does the equity/check come directly to me right after the sale? I have a student loan that is overdue, though I paid regularly before I had my accident. My dire needs have to come first right now.Any chance ‘they’ could take that before or after I receive it?

Maybe the question was a bit unclear-

The holes were not there when I bought the place. Do you really think I would buy a house with holes in the floors?

I was NEVER told about the work done to the house prior to my moving in and there were problems with the plumbing that I was not made aware of them by the selling agent, who was acting on behalf of me and the seller.

So, to the man who decided that I bought my house with the holes in it already – no. I am not some idiot, just someone who never bought a house before and who feels she was taken an unfair advantage of. Please don’t act as though you would know to ask a better question than “is there anything I need to know
about the house before I sign anywhere?” to which she replied “oh no…sign and date here…”
