Who pays for the plumbing repairs?

I live in a apartment in nyc and I had a leaky shower. I informed my landlord who sent a plumber. The plumber informed me I needed to buy the part to repair the shower. It cost about 65 dollars. I was wondering is the landlord suppose to cover the 65 dollars? Can I withhold it from the rent?

Breaking A lease because of Neighbors?

Hi,

I am planning on moving out of my rented condo apartment in the next few days, breaking my lease as a result, for a few different reasons. First of all, literally five minutes after i entered my apartment on the first day that i moved in, my downstairs neighbor came upstairs to “introduce” himself to me, and inform me that he can hear me walking. I apologized, and informed him that i would be installing rugs once they had arrived. I received two more complaints regarding walking from the neighbor across the hall, who claimed that she could feel the vibrations when i walked. I put down two rugs, expecting that to be the end of the issue. Not at all. I had countless complaints from the woman across the hall, as well from the man downstairs. A walk across my studio apartment to the restroom in the middle of the night would result in a complaint the next day. The neighbor across the hall informed me that the previous tenant in my apartment had moved out as a result of the constant complaining and threats he had received from the man who lives below me. On my 21st birthday, i had three friends over. We settled on my bed and on the floor to watch a movie. I received a threatening, angry e-mail from the man who lives below me the next day (i have no idea how he got my email address), where he threatened legal action if i did not stop WALKING in my apartment. I would guess that in the entire 7 months i have lived in this apartment, i have had between 20-30 noise complaints, the majority regarding walking. My landlord knew that the man below me had been adversarial with the previous tenant in my apartment, and failed to mention it to me. If he had, i would not have moved into the building. Another issue I have had in this building is that the toilet clogs very frequently. At least 5 or 6 times since I have lived here. Reaching the superintendent is nearly impossible, it requires numerous phone calls to the building’s managing company to get in touch with him and have the toilet repaired. More often then not my father has had to deal with the problem. There was also a really bad roach problem when i moved into the building, not my fault as I did not even have groceries. I have had to liberally spray roach spray around every couple of months, something i would prefer not to do as i have a cat. I have never enjoyed living in this apartment. I have about five months left on the lease, and my parents think i should just move out of the apartment. They said that since my landlord only owns this one unit, it would not be worth his while to pursue expensive legal action for five months rent, especially if he is keeping my security deposit. They said that if he does, i will show the records that i have documenting the complaints and plumbing and bug problems. Please advise me as to your opinions on the matter. Thanks!
Kemperk, after the 4th or 5th complaint from the downstairs neighbor, i did just that. I had a friend stay in my apartment and i went down to his to listen to the walking. It was audible, but it is clearly a problem with the construction of the building, not any fault of mine. I made a legitimate effort to reduce the noise i made, and still received constant complaints. If my landlord attempts to make me pay the remaining months rent, what would you suggest that i do?
I have found a new apartment-much cheaper and bigger than the current apartment, in a better neighborhood and NOT a fifth floor walk up.

boiler tank gone – what to do with pipes?

Boiler changed to combi.
Old system had a branch from the outflow through a coil in the tank.
Plumber just linked this to the inflow when he removed the tank.
To me this seems like a short curcuit, a low resistance short way for much of the hot water to go straight back to the boiler.
I said to the plumber wouldnt it be better just to block these (forcing all the water to go round the rads)
He said ‘no then ur only return is through the rads, I like to keep things moving a bit!’???
Does his theory make sense?
The rads are still getting warm but I cant believe that in parrallel short curcuit is helping??
